Apartment renting tips

Welcome to the Apartment renting tips where you need to pay attention to the detail of the apartment place where you will be staying for the next month or the next 12 months depending on your leasing requirement. So pay attention to the surrounding area for noise, natural setting, trees, play ground, the local schools near by, freeway access, even shopping places or bus line, etc... And what about the crime? Are there many broken windows, dead cars, not well taken care of lawn? So do your foot work research before signing the lease agreement.

You rarely can break the lease contract agreement once you signed that. So think twice before signing.

Landlords can not refuse or discriminate who they are renting the building unit to base on your religion, sex, disability, your origin, color or race. They can refuse if they feel your financial is insufficient, for example.

Do you feel you are be discriminated against? Contact the US Department of Housing & Urban Development (HUD) by phone at (800) 669-9777.

You need to at least check out the apartment unit 'walk through' with your leasing manager before you sign the lease to see and verify that the place is in good order, clean, livable and agree by you. Many time, the place you sign a lease with is clean, in good shape, and livable. Some experience renters take pictures of the apartment unit they are renting and leave with the apartment manager leasing office file and you keeping a set too.

So you need to keep the home clean and in good shape when you move out. You will be charged extra if you damage the apartment unit you are renting. Sometime you don't see any damage but until you'd already moved in. At this time you must notify and ask the unit manager to fix the problem right away or have it officially noted on the lease. Don't take his/her word for it that is done. Make sure it is fix or noted in the lease contract or you'll be responsible for it. The unit manager will use your security deposit for this if it is not recorded.

Talk to your apartment unit manager before you move out to find out what you need to fix in order to receive your full deposit back.

Some apartments have washer and dryer that operate with coins. Using coin operated washer and dryer is very cheap for a college student instead of renting a washer/dryer inside the apartment unit. Electricity and water can be very expensive for a college student on a budget.

Keep your apartment rental unit clean. Keep cooking stove, microwave, the kitchen clean, bathroom and shower, balcony, avoid damaging the walls or ceiling when you move stuff around, especially when you're having a party at your place. Don't damage the renting unit, or you'll pay for it.

A lot of time you pay your own utility, water, sewer, and garbage. The most expensive is the rent, follow by utility. Then water, sewer, and garbage. It varies. There is an apartment rental insurance you can purchase, ask your car insurance place. They many times offer rental insurance.
